Surveys have been performed on all of the land we sell. Many of these vacant parcels have corner stakes, marking the approximate location of the property corners. Frequently, we mark the approximate location of the corners of our land with fluorescent orange, wooden marking stakes. However, these corner markers only represent an educated guess regarding the location of the corners of the property. In most cases, we have located the corner markers which were put in place by a surveyor (we always make every effort possible to actually locate surveyor's "pins"). Even though we may have located the surveyor's markers, we strongly recommended that you have your own survey performed before you build on or improve your land.

EmercorLand® provides aids to our potential buyers and buyers such as maps and images. By using Google Maps and any data or information accessed from Google Maps, you agree to be bound by Google Terms of Service. All plat maps, Google Maps, and other images are provided as an aid only. We make every effort to make sure these images are accurate, however, it is the responsibility of the buyer to verify information and to conduct independent diligent research. Any images indicating parcel boundaries only represent an educated guess regarding the location of the property. Even though we may provide these approximate boundaries, we strongly recommend that you have your own survey performed on the property.

Most of the properties we sell are zoned for residential use. Some of the properties we sell are zoned for agricultural use, but may be re-zoned with a few easy, inexpensive steps. We do not guarantee the zoning or rezoning of any of our land parcels. If you have questions about the zoning of a particular property, please contact us, and we will be more than happy to give you further information about the property you're interested in. Like any other land sale/purchase, we do not guarantee the suitability of any property. In other words, you should determine for yourself how well a given property will meet your specific needs.
